Choose the roof as a system
We discuss the shingles alongside the underlayment, starter, ridge products, flashing and ventilation included in your scope. The proposal identifies the products selected for your roof.
When it is time for a new roof, understand the work as well as the shingles. Barnes N’ Roofs replaces roofs in San Antonio, Austin and surrounding communities from our New Braunfels base.

Your estimate should explain the tear-off, selected roof system and work around edges, valleys, vents and roof openings. We also discuss how decking repairs will be handled if damaged wood is uncovered.

A roof problem does not automatically mean a full replacement. We look at the damage and the condition around it. If a repair can address the cause, we explain that option too.
Roof area, pitch, access, existing layers and material choices all shape the estimate. Barnes N’ Roofs works with Acorn Finance and Wisetack. Ask about financing when you request a quote; availability, approval and terms depend on the provider and application.

Our workmanship coverage is separate from manufacturer material coverage. Ask us to review the written terms and any exclusions for your project.
We typically respond within 10 minutes to 1 hour. Formal residential and commercial quotes can be ready within 24 hours. Timing depends on the project information and any inspection needed.
The proposal should identify the roof areas and existing materials to be removed, along with disposal and preparation for the new system. Ask about any layers or areas excluded from the quoted work.
Some conditions become visible only after removal. Ask how the estimate handles decking repairs and how newly exposed damage that changes the scope will be discussed with you.
Ask the proposal to identify flashing and ventilation work explicitly. Replacing the visible roof covering alone does not describe all the details involved in the proposed roofing system.
Ask for the written workmanship terms and the manufacturer warranty for the exact products proposed. They cover different things, and eligibility, exclusions and registration requirements need to be reviewed for your project.
Compare removal, materials, underlayment, flashing, ventilation, decking allowances, disposal and exclusions. Differences in scope can explain price differences that are not apparent from the total alone.
Tell us what you are noticing. A roof inspection can help you compare your options before deciding on repairs or a replacement.
Ask us to assess the affected area and explain whether a roof repair can address the cause.
Compare roof repair and replacement options based on the condition of your roof.
Request a roof inspection to document visible damage and discuss the recommended work.
We can inspect your roof, explain our findings and help you choose the next step.
