See what roof decking does, how concealed damage is documented, and what to ask before replacement wood is covered.
The finished shingles are only the part you see. When comparing roof estimates, ask what happens after the old covering comes off and before the new roof goes on.
Understand the detail
Roof sheathing supports the roof covering and its attachments. During reroofing, the exposed deck should be checked for deterioration and secure attachment. Plywood, OSB and older board decks need an appropriate repair plan; a new layer of shingles does not correct damaged wood.

Three steps for a clearer roof inspection
Locate the concern. Ask the crew to identify it on a wide roof photograph, then show a closer view.
Agree on the repair. Request the material, thickness, quantity and any framing work in writing.
Keep the record. Save the repaired-deck photos with your estimate and completion paperwork.
Does every reroof need all-new decking?
Ask for the findings on your roof. An allowance for possible repairs is different from a confirmed need to replace every sheet. Have the contractor explain what is included and what requires a separate approval.
