Modified-Bitumen Roof Replacement in Austin
August 2025
Five photographs compare the older membrane, exposed decking and perimeter metal with the completed modified-bitumen roof around an Austin courtyard.
Austin, Texas

This Austin project replaced the low-slope roof surrounding a central courtyard. Five photographs compare the older roof’s condition with aerial views of the completed modified-bitumen roof.
Before replacement, photographs show an opened membrane section exposing the decking, standing water near roof penetrations, and weathered perimeter metal.
The replacement included removing the existing membrane to the decking, installing a base layer and modified-bitumen roofing, and completing seam and roof-edge work. Nine decking sheets were used for repairs. The scope also included temporary tarping and replacement of selected parapet coping sections.
Completed in August 2025, the roof is shown in finished aerial photographs taken that October. The views show the roof around the courtyard, including its seams, rooftop equipment and penetrations.
