Modified bitumen combines reinforced asphalt sheets with polymer modifiers. The right choice depends on the approved layer assembly, deck, drainage, installation method and building use.
Two plies or three?
A ply is a roofing membrane layer. Insulation, cover board and the structural deck are separate components, not extra waterproofing plies. The simplified layer order below is not an installation specification.

Three-ply assemblies add a membrane layer, material and labor. Two-ply assemblies can also be approved roof systems. Compare the actual specification and warranty, not just the number of rolls. A three-ply quote does not automatically promise a longer service life.

Not every membrane supports every application method. Heat-applied roofing is professional work, not a DIY repair. Select the method around the building and the manufacturer’s approved assembly.

Compare the complete scope
Ask for the exact ply names, surfacing, attachment, deck-repair allowance, insulation, drainage changes, edge metal and flashing details. Confirm whether tear-off is included and how the roof will be protected during the work.
